The rise of seniors living 08/10/2016

In recent years we have seen a rise in seniors living accommodation that is catering to a range of ages and abilities beyond the traditional retirement or aged care facility.

In recent years we have seen a rise in seniors living accommodation that is catering to a range of ages and abilities beyond the traditional retirement or aged care facility.

The reason behind this evolution in seniors living is primarily our ageing population and the fact that many older people are remaining healthy and active for longer.

This means that while older people might be looking to downsize or move somewhere to enjoy their retirement, they may still want the space and ability to enjoy a range of hobbies as well as the security to be able to travel and ‘lock up and leave’ their residence. More people are also looking to remain within their local area.

The age of people looking to enter into developments that cater to seniors is also lowering, with some developments targeted at people ‘over 45’ who may not have retired yet but want the lifestyle that the facilities and services provide.

These ‘lifestyle’ villages offer a range of amenities as well as housing options to suit a diverse community of residents.

For example, National Lifestyle Villages (NLV) is one company that has lead the way in introducing lifestyle communities to WA. These communities offer the safety and security residents are looking for, combined with an affordable place that has a range of recreational facilities.

While seniors and aged care facilities are often located on larger, more isolated sites, a number of developers are now producing ‘vertical’ projects that offer people the same services and amenities within a more dense, urban setting.

These sites can allow more people to ‘age in place’ where they can find a facility within their local area. They also contribute to the densification of established areas where access to transport and other community facilities is more practical.

A great example of vertical seniors living is the recent UDIA Award winner, Braemar Cooinda, located in Melville. The developer (Braemar Presbyterian CARE) was aiming for a ‘hotel-style’ facility that provides a homely environment for residents with plenty of common areas and ease of access for family and friends to visit via public transport.

Cedar Woods is working with St Ives to develop a vertical village in its Carine Rise development that will be similar to St Ives in Subiaco. The apartment development, including penthouses, will feature a clubhouse, restaurant and health pavilion to complement a luxury lifestyle.

These new developments mean there is a growing diversity of housing options in a range of locations both inner city and quieter areas to cater for the expanding needs of older generations.
